The BCLP Real Estate team was part of the working group and editorial team that has developed and launched the latest edition of the Better Building Partnership (BBP) Green Lease Toolkit, a crucial resource shaping sustainable practices within the commercial property sector.

Sustainability is a fundamental business concern in the sector, and the BBP Green Lease Toolkit helps support best practices in the delivery of better buildings for investors, owners, occupiers and the communities in which they operate.

A green lease typically incorporates provisions that advance the energy and environmental performance of a building and is a vital tool in supporting the delivery of better buildings. The BBP Green Lease Toolkit goes beyond this to address broader sustainability concerns, including water and waste management and other net-zero objectives to encompass wider ESG issues, such as social value generation and reporting.

Initially produced in 2008, the toolkit has been widely adopted in the UK and internationally, contributing to leading thinking on how leases can support owners’ and occupiers’ sustainability goals. It aligns with the BBP’s overarching aims to enable market transformation, improve professional understanding through knowledge sharing, and develop common approaches to sustainability for the industry.

The creation of the revised toolkit has been a collaborative effort, with over 30 organizations from the built environment and legal sectors contributing. The BBP emphasizes the importance of industry-wide adoption and encourages all commercial property owners and occupiers to explore the toolkit and make use of its clauses. The revised toolkit provides practical, flexible, best practice guidance which can be used as a starting point with the selection of light, medium or dark green clauses. Ongoing feedback will also enable the toolkit to adapt and shift to meet industry needs.

Partners Daniel Burnand, Matt Pomfret and Chris Rowe and Associate Director Sally Thomson said, “At BCLP, we are at the cutting edge of real estate investment management, where we see how powerful green leases are when integrated into an owner-occupier engagement strategy, which can transform the environmental and social impact of buildings. We are thrilled to be part of this collective endeavor and support the industry’s sustainability journey.”
